Hakone Gardens gets a comprehensive master plan—and clear guidance—from Dean Runyan Associates and The Portico Group
Hakone Gardens, located in Saratoga, California, initiated a master plan to address long-standing infrastructure, design, and operations problems to become a more visible and popular attraction in the Bay Area. As a subcontractor for The Portico Group, we reviewed existing financial and maintenance operations, conducted a regional market analysis, analyzed a sample of comparable garden facilities, and prepared revenue projections specific to their proposed facility design. We then created a pro forma operating budget, representative of the three phases of plan implementation, and guided Hakone Gardens on enhancing revenue from events and attendance.

Cook County's Forest Preserve District spans over 68,000 acres and boasts numerous recreational attractions for Chicago residents. To develop a comprehensive master plan, one which would allow the county to make informed decisions about the future of its forest preserves, DRA joined forces with Studio Outside, Partners & Sirny Architects, Kettelkamp & Kettlekamp, CCS, and EDI. Our portion of the plan involved analyzing outdoor recreation trends and gathering information on camp and cabin facilities within a day’s driving distance of Cook County. We created attendance and revenue projections, forecasted operating costs, and developed a corresponding pro forma budget for the master plan's scope and phasing.
When people visit a city, event space, or special-use facility, they interact most with the destination. City officials must understand how crucial travel spending is for a particular location before distributing lodging tax revenues. Yurok Scenic Byway in Northern California undergoes an economic impact and tourism assessment to guide their project forward.
The Yurok Tribe manages the Yurok Scenic Byway (YSB) that travels through Redwood National Park. The tribe wanted to explore potential tourism and recreation development opportunities and their possible economic impacts. DRA partnered with Chuck Nozicka Consulting to develop a market profile and estimate potential impacts for various YSB development scenarios. Our team worked closely with the Yurok project managers to review existing research and documents, and we provided expertise at project scoping sessions and open house workshops to move the project forward.
